Location

The Carlin Ranch is located just south and east of Reed Point, Montana. Access to the ranch is by a private road just off Interstate 90, Exit 392. A well built gravel roads takes you over a hill on the north side of the property into a private valley, where the ranch headquarters is located.

Improvements

There is an impressive set of improvements on the Carlin Ranch, all built in 2014. There is a large 40 by 100 work shop that has been used in the owners cabinet building business. Just to the south of it is a combination pole building that doubles as a machine shed on one end and living quarters on the other. These two buildings are heated with a wood fired boiler and have a backup system that uses propane. A lot of thought and planning was put into the building of the calving barn and working corrals with a covered chute, tub and alley as well as a sorting alley and pens with frost free waterers. There are a number of waterers for livestock in the corrals and in close proximity to the headquarters along with five spring tanks throughout the pastures and one reservoir. Most of the perimeter fences and cross fences were built in the last several years, all in like new condition.

General Operation

The Carlin Ranch has been a cow calf operation that has utilized the entire property for grazing while purchasing hay for winter feed. In 2014 the present owner built a well designed calving barn and set of working corrals with a squeeze chute, crowding tub and alley, all under cover.

Wildlife Resources

A healthy population of both elk and mule deer are found in this area. Providing the present owner the opportunity to harvest bull elk and mule deer bucks on the property for the last several years. Black bears, mountain lions and coyotes are also found in this area and are occasionally seen on the ranch. Upland birds found in this area include sharp-tail grouse, Hungarian partridge and ring neck pheasant.
