The Antler Ranch is located 20 miles west of Lodge Grass, MT or 75 miles northwest of Sheridan, WY at the base of the Big Horn Mountain Range. Billings, MT, 100 miles to the northwest, is the largest trade center in the area with a variety of services. Daily flights via Big Sky, United, Delta, Frontier and Horizon airlines connect passengers to many larger airports in the surrounding states. The Antler Ranch is serviced by Highway 463 and two miles of maintained county gravel road.

GENERAL DESCRIPTION

COMMUNITY
Lodge Grass, MT is located geographically in the south-central part of Montana, surrounded by area mountain ranges. The area has become an increasingly popular tourist attraction. The Big Horn River and Yellowtail Dam provides quality fishing for Brown and Rainbow trout. To the south lies the Big Horn National Forest with the Pryor Mountains to the west. RANCH RECREATION
The Antler Ranch supports unsurpassed upland game bird and waterfowl habitat. Rotten Grass Creek meanders through the ranch for nearly 3 miles of creek frontage. The terrain is very conducive to ring neck pheasants and ducks and geese. Rotten Grass Creek is also excellent for trout fishing.

AGRICULTURE
The ranch has been utilized as a registered livestock and hay operation. The owner currently runs 175-225 cow-calf pairs and replacement heifers. The quality of this registered cattle herd is exceptional. Montana is widely recognized for the registered and commercial cattle the state produces. Breeders all over the world come and purchase replacement females and herd sires for their programs.
Rotten Grass Creek is highly regarded as one of the best, most productive livestock producing areas of Montana.
The hay production is all dry land and sub irrigated. On a normal year of precipitation of around 22 inches, the owners average around 3.2 ton per acre.
The ranch is divided into ten separate pastures for a diverse grazing program. Range grasses include mostly Timothy and Brome grass. Hay ground is mostly alfalfa and grass. The livestock are wintered on two ton of hay and one ton of straw per animal unit.

WATER RESOURCES
There are approximately five livestock reservoirs, three developed springs, one live stream that runs through the middle of the ranch (Rotten Grass) and four wells. There are thirty-three water rights on record at the DNRC. This area receives 20-22 inches of precipitation annually.

IMPROVEMENTS
There are three nice, well maintained homes on the ranch, a large shed for calving, cattle barn with pens, tack room, vet room with chute and hot water facilities, a large equipment shed, corrals, 10,000 bushel grain storage and miscellaneous outbuildings.

The improvements are in excellent condition. This ranch truly shows pride of ownership.
